By using the FindSpace+ mobile application (“App”), you agree to these Terms. If you do not agree, please do not use the App.
1. About FindSpace+
FindSpace+ is a digital platform that connects property seekers with agents and property owners.
Users can search for properties by location
Agents/owners can list properties
Users can unlock agent contact after payment
FindSpace+ is not a real estate agent and does not own, rent, or sell properties. FindSpace+ only enables discovery and connection for property sale and lease opportunities. FindSpace+ does not:
negotiate terms;
draft or review agreements;
collect or hold rent, deposits, or purchase funds
FindSpace+ does not verify ownership, title, or land classification under the Tanzania Laws.
2. Definitions:
For the purposes of these Terms:
“User” means any person who accesses or uses the FindSpace+ platform.
“Agent” means a person or entity listing properties on behalf of owners or others.
“Homeowner” means a person or entity that owns or has authority over a property listed on the platform.
“Listing” means any property advertisement or information posted on FindSpace+.
“Renting/Leasing” means any agreement for temporary use or occupation of a property in exchange for payment.
3. Eligibility
To use the App, you must:
Be at least 18 years old. Users must have the capacity to enter binding agreements.
Provide accurate information
Use the App lawfully
Users must not use the platform for unlawful land transactions or leasing arrangements. We may suspend accounts with false information.
4. User Responsibilities
You are responsible for:
Keeping your account secure
All activities under your account
Ensuring any information you provide is accurate
Users warrant that all information and listings are accurate and lawful.
Listing parties confirm they have legal authority to sell or lease property
Users indemnify the company against claims arising from:
false listings
unlawful leasing
misuse of the FindSpace+
We may suspend or terminate accounts for fraud, misuse, or harassment.
5. Payments
Some features require payment (e.g., unlocking agent contacts).
Payments are final and non-refundable unless required by law.
Payment does not guarantee property availability.
Payment is for digital access to agent or homeowner contact details for sale or lease listings. Service is deemed delivered once access is granted. FindSpace+ is not responsible for any payment failures related to system technical failure. Payment does not guarantee the availability of a property for sale or lease. Payment does not guarantee successful negotiation or agreement. The platform does not handle rent, deposits, or transaction funds. Agreements are strictly between users and agents or homeowners.
6. Listings
Agents and property owners are responsible for:
Accuracy of listings
Legality of properties
Authority to list
Agents/owners must warrant legal authority to sell or lease; compliance with land laws; accuracy of rental terms.
For renting, agents and homeowners must confirm the right to lease or sublease, confirm no violation of land use or occupancy restrictions
FindSpace+ Disclaimer: FindSpace+ does not verify property ownership, title, or legal status.
Users must conduct their own due diligence before any transaction. We may remove listings that are false, illegal, or misleading. FindSpace+ reserves the right, but is not obliged to remove listings.
7. Prohibited Use
Users must not:
Post false or misleading information
Impersonate others
Use automated tools (scraping)
Upload illegal or harmful content
Bypass payment systems
List property without lawful authority to sell or lease
Circumvent platform fees (off-platform deals)
Misuse involving rental deposits or advance payments
Infringe any relevant and lawful Intellectual property
Conduct any unlawful activity relating to land transactions
8. Liability
FindSpace+ is provided “as is.”
We are not responsible for:
Property disputes
Financial losses
User agreements
Fraud by third parties
To the maximum extent permitted by law, FindSpace+ shall not be liable for any indirect or consequential losses, including loss of profits, rent, or opportunity. FindSpace+ is not responsible for lease disputes, rental payments or deposits, or the condition or availability of any property listed on the platform. Where liability cannot be excluded, FindSpace+’s total liability shall be limited to the fees paid by the user for the relevant service. Nothing in these Terms excludes liability for fraud, willful misconduct, or any liability that cannot be excluded by law. Use the App at your own risk.
9. Termination
We may suspend or terminate accounts without notice if these Terms are violated.
FindSpace+ may immediately suspend or terminate your account in cases of serious breaches, including fraud, illegal listings, or misuse of the platform. For minor breaches, we may provide notice and an opportunity to remedy the issue before taking action.
Upon suspension or termination:
Your access to the platform may be restricted or revoked
You may lose access to your account and related services
You will not be entitled to any refunds, except where required by law
10. Data Protection and Privacy
FindSpace+ collects and processes personal data in accordance with applicable data protection laws, including the Tanzania Personal Data Protection Act, 2022.
We may collect information such as your name, contact details, usage data, and payment-related information. This data is used to:
Provide and manage your account
Facilitate connections between users and agents/owners
Process payments and improve platform services
Your contact details may be shared with agents or property owners when you request or unlock access to a listing.
You have the right to access, correct, or request deletion of your personal data in accordance with applicable law. For more details, please refer to our Privacy Policy.
11. Intellectual Property
All rights, title, and interest in the FindSpace+ platform, including its design, content, and technology, are owned by or licensed to Inspire Productions Ltd.
You are granted a limited, non-exclusive, non-transferable license to use the platform for personal use.
By submitting any content (including listings, images, or descriptions), you grant FindSpace+ a non-exclusive, royalty-free license to use, display, and distribute such content for the purpose of operating and promoting the platform.
12. No Professional Advice
FindSpace+ does not provide legal, real estate, financial, or professional advice.
All information on the platform is for general informational purposes only. Users are advised to seek independent professional advice before entering into any property sale, lease, or rental agreement.
13. Availability and Modifications
FindSpace+ does not guarantee that the platform will be available at all times or free from errors or interruptions.
We reserve the right to modify, suspend, or discontinue any part of the platform, including features or services, at any time without prior notice.
14. Force Majeure
FindSpace+ shall not be liable for any failure or delay in performance resulting from events beyond its reasonable control, including but not limited to:
System failures or internet outages
Natural disasters
Government actions or regulatory changes
Any other unforeseen events
15. Governing Law
These Terms are governed by the laws of Tanzania.
Disputes will be handled in Tanzanian courts.

FindSpace+ respects your privacy and complies with the Tanzania Personal Data Protection Act, 2022.

With your consent, collect the following information, whether location data is precise or approximate:
Personal Information: Name, phone number, email, payment details
Usage Data: Search history, property views, device type, location (if enabled), identifiers (user ID, IP address), transaction data (payment confirmations, not full card details), communications (messages with agents, if applicable)
Agent Data: Business name, contact details, property information, images
2. How We Use Your Information
We use your data to:
Create and manage your account
Legal obligations
Use data to facilitate property sale and leasing connections
Process payments. Note that payment data is processed by third-party providers, not stored fully by the platform.
Show relevant property listings
Improve app performance
Prevent fraud
Send service-related notifications
Legitimate interests (fraud prevention, system security)
Consent (marketing, location tracking)
Contact details may be shared with agents or home owners only after user action (e.g., payment/unlock)
We do not sell your personal data.
3. Data Sharing
We may share your data with:
Agents or home owners when users request contact access
Cloud hosting providers
Payment providers (e.g., mobile money, card processors)
Law enforcement (when required by law)
Technical service providers
We do not share data for advertising without your consent. The platform is not responsible for how third parties (e.g., agents or homeowners) use shared data.
4. Data Security
We apply reasonable security measures to protect your information, including account, payment, and contact data.
However, no system is completely secure.
5. Data Retention
We keep your data:
While your account is active
As required by law. Some data may be retained to comply with legal or regulatory obligations
For the duration of account use and for a defined period after closure e.g., for dispute resolution or legal compliance.
You may request account deletion at any time.
6. Your Rights
You have the right to:
Access your data
Correct inaccurate information
Restrict processing
Request deletion
Withdraw consent
Requests can be made via email.
7. Cookies & Tracking
We use basic analytics tools to improve the app.
We do not use invasive tracking technologies.
8. Children’s Privacy
FindSpace+ is not intended for users under 18. Accounts found to belong to minors will be terminated. Any violation should be reported to authorities, including to a toll-free child helpline 116.
9. Data Controller Information
FindSpace+ is operated by Inspire Productions Ltd, which acts as the Data Controller for all personal data collected through the platform.

In such cases, FindSpace+ ensures appropriate safeguards are in place to protect your data in accordance with applicable data protection laws.
12. Third-Party Responsibility Disclaimer
FindSpace+ may enable users to share their contact details with property agents or owners through the platform.
Once such information is shared:
FindSpace+ does not control how third parties use your data
We are not responsible for the handling, storage, or misuse of your data by agents or property owners
Users are advised to exercise caution when sharing personal information.
13. Data Breach Notification
In the event of a data breach that may affect your personal data, FindSpace+ will:
Take appropriate steps to contain and assess the breach
Notify affected users and/or relevant authorities where required by law
14. Automated Decision-Making
FindSpace+ may use basic algorithms to recommend property listings based on user preferences and activity.
These recommendations are intended to improve user experience
No decisions with legal or significant impact are made solely through automated processing

16. Property Transactions & User Responsibility
FindSpace+ facilitates connections between users and property agents or owners.
User contact details may be shared with agents/owners after request or payment
FindSpace+ does not control or monitor how such data is used by third parties
FindSpace+ is not involved in property negotiations, agreements, or transactions
Users are advised to exercise due diligence and caution when engaging in property sales, rentals, or related transactions.
17. Updates
This policy may be updated from time to time. Changes will be posted in the app. For significant changes, users will be notified via the in-app notice or email. Continued use will constitute acceptance.

FindSpace+ ni jukwaa la kidijitali linalowaunganisha watafuta mali na mawakala au wamiliki wa nyumba.
Watumiaji wanaweza kutafuta mali kulingana na eneo
Mawakala/wamiliki wanaweza kuweka matangazo
Watumiaji wanaweza kupata mawasiliano baada ya malipo
FindSpace+ si dalali wa mali na:
Haimiliki, haipangishi wala haiuzi mali
Haifanyi majadiliano ya mikataba
Haiandai wala kukagua mikataba
Haikusanyi wala kushikilia kodi, amana au fedha za manunuzi
FindSpace+ haithibitishi umiliki, hatimiliki (title), au hadhi ya kisheria ya ardhi chini ya sheria za Tanzania.
2. Tafsiri za Maneno
“Mtumiaji” – mtu yeyote anayetumia app
“Wakala” – anayewakilisha mali kwa niaba ya mmiliki
“Mmiliki wa Nyumba” – mwenye au mwenye mamlaka ya mali
“Tangazo” – taarifa ya mali iliyowekwa kwenye app
“Upangishaji/Udhamini” – makubaliano ya kutumia mali kwa malipo
3. Sifa za Mtumiaji
Ili kutumia app:
Lazima uwe na miaka 18 au zaidi
Utoe taarifa sahihi
Utumie app kwa mujibu wa sheria
Hairuhusiwi kutumia app kwa miamala isiyo halali ya ardhi au upangishaji.
4. Wajibu wa Mtumiaji
Unawajibika kwa:
Kulinda akaunti yako
Shughuli zote kwenye akaunti yako
Kutoa taarifa sahihi
Unathibitisha kuwa:
Taarifa zako ni sahihi na halali
Una mamlaka ya kuuza au kupangisha mali
Utawajibika kwa madai yanayotokana na:
Matangazo ya uongo
Upangishaji usio halali
Matumizi mabaya ya app
5. Malipo
Baadhi ya huduma zinahitaji malipo (mfano kupata mawasiliano)
Malipo hayarejeshwi isipokuwa sheria iikihitaji.
Malipo ni ya kupata mawasiliano tu
Malipo:
Hayahakikishi nyumba ipo au inapatikana
Hayahakikishi makubaliano yatafanikiwa
FindSpace+:
Haishughulikii kodi, amana, au fedha za manunuzi
Haihusiki na makubaliano kati ya watumiaji na mawakala
6. Matangazo ya Mali
Mawakala na wamiliki wanawajibika kwa:
Usahihi wa taarifa
Uhalali wa mali
Mamlaka ya kutangaza
Kwa upangishaji:
Lazima wawe na haki ya kupangisha au kupangisha upya
Lazima wazingatie sheria za ardhi
FindSpace+ haithibitishi umiliki au uhalali wa mali
Watumiaji wanapaswa kufanya uhakiki wao kabla ya kufanya maamuzi.
7. Matumizi Yasiyoruhusiwa
Hairuhusiwi:
Kuweka taarifa za uongo
Kujifanya mtu mwingine
Kutumia mifumo ya kiotomatiki (scraping)
Kuweka maudhui yasiyo halali
Kukwepa malipo ya app
Kutangaza mali bila mamlaka halali
Kufanya miamala nje ya app ili kukwepa ada
Matumizi mabaya ya amana au malipo ya awali
Kukiuka haki za ubunifu (IP)
Kufanya shughuli zisizo halali za ardhi
8. Uwajibikaji (Liability)
FindSpace+ inatolewa “kama ilivyo.”
Hatuwajibiki kwa:
Migogoro ya mali
Hasara za kifedha
Makubaliano ya watumiaji
Udanganyifu wa wahusika wa tatu
Kwa kiwango kinachoruhusiwa na sheria:
Hatuhusiki na hasara zisizo za moja kwa moja
Hatuhusiki na upotevu wa faida, kodi au fursa
Dhima yetu (kama ipo) itaishia kwenye kiasi cha ada uliyolipa.
Tumia app kwa hatari yako mwenyewe.
9. Kusitishwa kwa Akaunti
Tunaweza kusimamisha au kufunga akaunti:
Mara moja kwa makosa makubwa (udanganyifu, matangazo haramu)
Baada ya onyo kwa makosa madogo
Baada ya kufungwa:
Unaweza kupoteza ufikiaji wa akaunti
Hakutakuwa na marejesho ya fedha (isipokuwa kisheria)
10. Ulinzi wa Taarifa
Tunakusanya na kutumia data kwa mujibu wa sheria za Tanzania.
Taarifa zako zinaweza kushirikiwa na mawakala baada ya hatua yako (mfano malipo).
Una haki ya kuona, kurekebisha au kufuta taarifa zako.
11. Haki za Umiliki (Intellectual Property)
Maudhui yote ya app ni mali ya Inspire Productions Ltd.
Unaruhusiwa kutumia app kwa matumizi binafsi tu.
Kwa kuweka maudhui, unaturuhusu kuyatumia kuendesha na kutangaza app.
12. Hakuna Ushauri wa Kitaalamu
FindSpace+ haitoi ushauri wa:
Kisheria
Mali isiyohamishika
Kifedha
Tafuta ushauri wa kitaalamu kabla ya makubaliano yoyote.
13. Upatikanaji wa Huduma
Hatuwahakikishii kuwa app itafanya kazi muda wote bila hitilafu.
Tunaweza kubadilisha au kusitisha huduma wakati wowote.
14. Force Majeure
Hatutawajibika kwa kushindwa kutoa huduma kutokana na:
Hitilafu za mfumo au mtandao
Majanga ya asili
Mabadiliko ya sheria
Matukio yasiyodhibitika
15. Sheria Inayotumika
Masharti haya yanaongozwa na sheria za Tanzania.
Migogoro itatatuliwa katika mahakama za Tanzania.

Kuonyesha matangazo yanayokufaa
Kuboresha huduma
Kuzuia udanganyifu

Utekelezaji wa mkataba
Wajibu wa kisheria

3. Kushirikisha Taarifa
Tunaweza kushirikisha taarifa zako na:
Mawakala au wamiliki wa mali
Watoa huduma za kuhifadhi data (cloud)
Watoa huduma za malipo
Vyombo vya sheria (ikihitajika)
Watoa huduma za kiufundi
Hatutumii taarifa kwa matangazo bila ridhaa yako.
Hatuhusiki na matumizi ya data na wahusika wa tatu.
4. Usalama wa Taarifa
Tunachukua hatua za kiusalama kulinda taarifa zako.
Hata hivyo, hakuna mfumo ulio salama kwa 100%.
5. Kuhifadhi Taarifa
Tunatunza taarifa zako:
Wakati akaunti yako ipo hai
Kwa mujibu wa sheria
Kwa muda baada ya kufunga akaunti (kwa utatuzi wa migogoro au sheria)
Unaweza kuomba kufutwa kwa akaunti yako wakati wowote.
6. Haki Zako
Una haki ya:
Kuona taarifa zako
Kuzirekebisha
Kuzuia matumizi fulani
Kuomba kufutwa
Kuondoa ridhaa
Wasiliana nasi kupitia email.
7. Cookies na Ufuatiliaji
Tunatumia zana za uchambuzi kuboresha huduma. Hatutumii ufuatiliaji unaoingilia faragha yako.
8. Faragha ya Watoto
FindSpace+ haikusudiwi kwa walio chini ya miaka 18.
Akaunti za watoto zitafungwa.
Taarifa za ukiukwaji zinaweza kuripotiwa kwa mamlaka husika, ikiwemo namba ya msaada 116.
9. Msimamizi wa Taarifa (Data Controller)
FindSpace+ inaendeshwa na Inspire Productions Ltd.

Data inaweza kuhifadhiwa nje ya Tanzania pale inapohitajika.

12. Tahadhari kuhusu Wahusika wa Tatu
Ukishirikisha taarifa zako na wakala au mmiliki:
Hatudhibiti matumizi yao ya data
Hatuhusiki na matumizi mabaya ya data
Tumia tahadhari unaposhirikisha taarifa binafsi.
13. Taarifa ya Uvunjaji wa Usalama wa Data
Iwapo kutatokea uvujaji wa data:
Tutachukua hatua za haraka
Tutawaarifu watumiaji na mamlaka inapobidi
14. Maamuzi ya Kiotomatiki
Tunatumia mifumo rahisi kupendekeza nyumba.
Hakuna maamuzi ya kisheria yanayofanywa moja kwa moja na mfumo.
15. Mawasiliano na Malalamiko
